Occupied office refresh
Scuffed walls, tired corridors and a reception that no longer matches the business. We repaint around a working office, a zone at a time, and nobody loses their desk for more than a night.
Refreshes, make-goods, fitouts and brand walls across Sydney. Painted after hours, with every desk back in place by the next morning.
Five things that do not change, whether it is one boardroom or a whole floor.
Nights and weekends, so your team never works around a drop sheet.
Every shift ends with the office cleaned and reset before the first person arrives.
One number, with the scope beside it. No variations you did not agree to.
Certificate of currency, licence and SWMS sent before the first night.
Low-VOC systems, so the office smells like an office again by the morning.
The cost of painting an office during the day is not the paint. It is a team working from the kitchen for a week, client meetings moved to a cafe, and the smell of wet paint through every video call. Most businesses put off a repaint for exactly that reason.
So we paint when the office is empty. The crew arrives after the last person leaves, protects the area being painted that night, and paints it. Before anyone comes back, the protection is lifted, the floor is vacuumed, and every desk, chair and monitor is back where it was.
The next morning the only difference is the walls. Over a week of nights, the whole office changes without anybody losing a working day.
A working office, an empty tenancy, or a fitout with five other trades on site. Same prep and the same finish.
Scuffed walls, tired corridors and a reception that no longer matches the business. We repaint around a working office, a zone at a time, and nobody loses their desk for more than a night.
Repainting to the standard your lease asks for before you hand the keys back. We price it against the make-good clause, so you are not paying to repaint walls the lease never covered.
Painting a space before your team moves in, or as part of a fitout alongside other trades. We work to the builder's program and finish the paint before the furniture arrives.
Corporate colours matched and painted on reception walls, breakout spaces and meeting rooms. Sample patches go up first, so you sign off the colour on the wall, not on a screen.
The rooms clients see first. Usually done in one or two nights with the finish held to a higher standard, because this is where every roller mark and wobbly cut-in gets noticed.
Staff kitchens, bathrooms and showers. Mould-resistant, washable finishes that the cleaners can scrub without wearing through to the plaster.
Painting a shop, cafe, warehouse or medical practice? That is commercial painting. Looking after an apartment block? See strata painting.
If it is inside the tenancy and it takes paint, it is probably on this list.
Six stages, in order. The night-by-night program is written down before we start.
We walk the office with you, ideally during the day so we can see how it is used. Every area is written into the scope: walls, ceilings, doors, colours, coats, and what is staying as it is. If part of the office cannot be out of use on certain nights, it goes in the scope too.
You get one price and a program that says which areas are being painted on which nights. Staff can be told in advance when their area is being done, and anything that needs moving off desks is listed. The price does not change unless you change the scope.
Most office buildings want the paperwork before they hand over swipe cards. We send the certificate of currency, licence details and a SWMS to your building manager, book the goods lift and loading dock, and complete any site inductions before the first night. If sanding near smoke detectors means they need isolating, we arrange it with building management.
Floors covered, desks and equipment wrapped, monitors and phones moved clear, and anything on the walls taken down and labelled. Nothing on a desk gets moved without being put back where it was. Server rooms and anything live are left alone unless you tell us otherwise.
Walls cleaned, holes from old screens and artwork filled, cracks and joins patched, then primed where needed. Two topcoats as standard, in a washable finish built for an office rather than a bedroom.
Every shift ends with protection lifted, floors vacuumed, desks put back and the office ready for work. When the last area is done we walk it with you, fix anything on the defect list, and leave labelled leftover paint for touch-ups. The invoice comes after the walkthrough.
Most office leases ask you to return the tenancy in the condition you got it, which nearly always means a repaint. Leave it to the last fortnight and you either pay whatever the first available painter charges, or the landlord does it and sends you the bill.
Send us the make-good clause or the landlord's schedule and we will price the repaint against what it actually asks for. Building-standard colours, the areas covered, and anything excluded. If your fitout added feature walls or brand colours, we will cover them back to the base colour so they do not show through.
When the tenancy is finished we photograph every area for your records. If the landlord queries the handback, you have something better than your memory to point to.
Office buildings have rules about who gets a swipe card after hours. We get through them before the first night, not on it.
Every office quote comes with the documents attached rather than promised. Certificate of currency for public liability, our NSW painting licence, and a SWMS written for your building instead of a template with someone else's address on it.
Building management usually wants all three before they will issue after-hours access. Send us their contractor requirements at quote stage and we will deal with them directly. Inductions, lift and loading dock bookings, swipe cards and any smoke detector isolations take time to organise, and they are the most common reason an office job starts late.
For your records: NSW painting licence 454091C, $10 million in public liability cover, ABN 40 666 777 420, and Dulux accreditation. Certificates go out with the quote.
If your brand has colours, we can put them on the wall. Give us the brand guidelines or a physical sample and we will match it in a paint system that suits the surface. Sample patches go up on site before the job, because colours read differently under office lighting than they do on a screen or a swatch.
The rest of the office needs paint that survives being an office. Chairs hit the walls, bags scrape down corridors, and someone always leans on the wall beside the coffee machine. As a Dulux Accredited Painter we use Dulux systems on most jobs, in a washable, scuff-resistant finish that can be wiped clean instead of touched up every few months.
Inside an occupied office everything is low-VOC and low-odour, so the space is usable the next morning.
These are working durations for the job itself. After-hours shifts are shorter than day shifts, so three days of daytime work usually spreads across four or five nights. Bigger offices are programmed floor by floor or zone by zone, and the program comes with the quote.
Straight answer first: nobody can price an office properly without walking it. Here is what moves the number.
Two offices with the same floor area can be very different jobs. An empty tenancy with plain plasterboard walls and a lift you can book any time is quick. A working office with glass partitions to cut around, a feature wall in four colours and a building that only allows access after 7pm is not.
As a rough guide, a small office tenancy starts from $3,000. A reception or single boardroom is usually less, and a full floor is more. Treat those as starting points, not quotes.
The on-site quote is free and it comes back as one fixed number with the scope written beside it, in a format you can pass to a finance team or a landlord. If something turns up that nobody could have seen, we stop and talk to you before we spend your money.

Very happy with Mosi and his team. We were on a tight schedule and needed the painting completed before moving in, and Mosi was always very responsive and kept things moving without any fuss.
The quality of the work was excellent, and the apartment looks fantastic. What also stood out was how trustworthy and reliable he was. We gave him the keys to our apartment and felt completely comfortable doing so.
I’d happily recommend Mosi and his team to anyone looking for a professional and reliable painter.
Mosi and the team did a fantastic job on my interior paint job. Mosi advised on paints and finishes, and was extremely flexible in timing around other trades. I will absolutely be using BrushUp Painting again!
I highly recommend BrushUp Painting. Mosi and the team painted the exterior of my house which has an awkward shape and was extremely difficult to access the upper level. They also repaired some rotten timberwork so saved me having to get a carpenter in beforehand. Very happy with the end result and the price.
Mosi and the team did an outstanding job painting our house after full renovation, and we couldn’t be happier with the result. The team handled a range of challenging surfaces with real skill and attention to detail, and the finish looks clean, sharp, and high-quality throughout. It’s clear they take pride in their work and know exactly what they’re doing.
What really stood out was their professionalism from start to finish. They were reliable, easy to deal with, and left the place spotless once the job was done—no mess, no stress. If you’re looking for painters who deliver excellent workmanship and actually care about the final outcome, I’d highly recommend BrushUp Painting.
Mosi and his team recently painted the complete interior of my house. I found him as I had asked my friend who painted her house as it looked great and she put me in touch. They are quick and clean. The whole thing was done in under a week and it looks very fresh and clean. Could not be happier and would use them again!
Mosi and his team did a fantastic job repainting our unit. They were totally professional, courteous and very well priced.
These guys are total professionals and could not recommend them more highly.
Mo and his team were great at painting our house. His pricing was competitive and he started/finished as programmed.
He was able to start with reasonably short notice and willing to do extras that he saw necessary to do a quality job.
He left the site clean and tidy and has made a real difference to the overall appeal of the house.
Will look to Mo again when we need a painter.
I had an amazing experience with Mosi. Their team was professional, punctual, and did a fantastic job. The attention to detail and quality of work exceeded my expectations. My home looks brand new! I highly recommend them for anyone looking for top-quality painting services.
Thank you Mosi for the amazing job you did with our old cottage. You took such great care to provide a beautiful end result. I highly recommend this business.
We are based in the Eastern Suburbs, from Bondi Junction and Edgecliff to Double Bay and Randwick, and travel further for larger office programs. If your office is on this list we can be there for a quote this week.
Yes, and most of our office jobs run that way. We start after your team leaves and finish before they come back, on weeknights, weekends or both. The after-hours rate is built into the fixed price from the start rather than added as a variation later.
Not much. We use low-VOC, low-odour paints inside and run ventilation while we work. Most staff notice the fresh walls before they notice any smell. If someone in the office is particularly sensitive, tell us and we will plan the order of areas around them.
Usually not. We cover and move what is near the walls ourselves and put it back where it was. We do ask staff to take home anything personal or valuable from desks in the area being painted that night, and the program tells them which night that is.
Yes. We send the certificate of currency, our NSW painting licence (454091C) and a site-specific SWMS to building management before we start, and handle lift bookings, loading dock times, swipe access and inductions with them directly. We carry $10 million in public liability cover.
Yes. Give us the brand guidelines or a sample and we will match it in a paint system that suits the wall. We paint sample patches on site before the job, because a colour that looks right on a screen often reads differently under office lighting.
Yes. Send us the make-good clause from your lease, or the landlord's schedule if you have one, and we will price the repaint against what it actually requires. We photograph the finished tenancy for your records, which helps if the landlord queries the handback.
Yes. We work to the builder or project manager's program and slot in around carpenters, electricians and flooring. Paint usually goes on after the walls are set and before the carpet and furniture go in, so tell us the program early and we will hold the dates.
A reception or boardroom is often one or two nights. A small tenancy is usually two to four days of work, and a full floor one to two weeks. After-hours shifts are shorter than day shifts, so the same work spreads over more nights. The program you get with the quote spells it out.
Most office jobs are invoiced on completion, after the walkthrough. Longer programs are invoiced in progress claims at stages set out in the quote. We are happy to work to a purchase order and your standard payment terms.
